Screen solutions tailored to Sarasota homes, condos, and snowbird retreats
If you own a mid-century ranch near the bay, a newer stucco home in an inland subdivision, or a winter condo that sits empty half the year, your screening needs in Sarasota, FL are a little different from other parts of Florida. Homeowners call Sarasota Screening all the time with the same kind of story: the pool enclosure on a 1990s block home has a few torn panels after the last windy afternoon storm, the lanai on a ground floor condo has mildew along the bottom track after a humid summer, or a snowbird returns in November to find their patio screens full of salt spray and small holes from a season of coastal weather.
We start by looking at the age and style of your property, because Sarasota has a real mix. Many single family homes built in the 70s and 80s have aluminum pool cages that are still structurally sound but need rescreening. Newer construction in master planned communities often has larger picture window screen panels and taller enclosures that need heavier duty mesh. Downtown and barrier island condos usually have smaller balcony or lanai openings with strict association rules about appearance. Sarasota Screening takes all of that into account before we recommend materials or repairs.
On a typical visit, we walk the exterior with you and point out what is normal wear versus what can turn into a bigger problem in our humid, salt influenced climate. Around Sarasota, screens that face west often fade faster from the afternoon sun, and coastal breeze carries fine sand that can chew up cheaper mesh. We look at your aluminum framing for corrosion, check the condition of fasteners, and inspect door hardware that can seize up after a few summers of daily use. Our goal is simple: make your porch, pool, or lanai comfortable again so you can actually enjoy those breezy evenings without being eaten alive by no-see-ums.
Screen installation for pools, patios, lanais, and porches across Sarasota
Because Sarasota has so many outdoor living spaces, we install and upgrade a wide range of screen enclosures. Many homeowners moved here for the ability to open the sliders and blend indoor and outdoor space, and the right screening makes that practical in our climate.
For pool enclosure installation, we see a lot of older homes where the original cage is gone or never existed. If you have a 70s or 80s pool with open decking, we can design a new aluminum pool cage that fits the footprint and roofline of your existing home. We account for typical Sarasota afternoon thunderstorms and gusty coastal winds by using appropriate fasteners and bracing. We can also integrate larger clear-view panels that preserve sightlines to your landscaping while still keeping leaves and insects out.
Patio screening installation is especially popular in neighborhoods with smaller lots where people want a private, bug free sitting area. On block homes with covered lanais, we commonly convert open patios into fully screened outdoor rooms, tying the framing into existing columns and soffits. For older terrazzo or concrete slabs, we look at possible trip points and how water drains when it rains hard, so your screened area does not collect standing water.
Screened porch and room enclosures are a good fit for homeowners who use their space most of the year. In Sarasota, that often means pairing standard insect mesh with smaller openings at the bottom to keep out lizards and palmetto bugs. We can work around typical Florida features like exterior outlets, hose bibs, and wall lights, and we match frame color to existing window and door trim so the new screening looks like it belongs on the home, not an afterthought.
Repair, rescreening, and upkeep for Sarasota’s aging pool cages and lanais
A lot of Sarasota properties have pool cages and lanais that are 20 to 40 years old. The frames might be fine, but the screens tell a different story. Sun, humidity, and periodic tropical weather will eventually stretch, tear, or loosen mesh. Sarasota Screening spends a good part of the year doing pool cage rescreening and targeted repairs on older enclosures throughout the area.
Pool cage rescreening is common on homes that have gone through a few owners. Maybe the previous owner patched a panel here and there, and now you see mismatched mesh or sagging sections along the top. We can rescreen only the panels that are failing, or take everything down and bring the entire cage up to one consistent, clean look. In Sarasota, many homeowners choose upgraded mesh that handles coastal air better and offers finer protection from tiny insects that are common near mangroves and wet areas.
Patio and lanai screen repair covers everything from a single pet tear to a full rework after a rough storm season. On ground level lanais, we often replace the bottom kick plates or inspect rusted screws where rainwater tends to sit. Sliding screen doors on lanais and porches can bind or come off track after years of sand and grit building up; we can repair or replace rollers and tracks to keep them gliding smoothly again.
For screened porch and room enclosures, we pay attention to how much shade and air movement the area gets. On shaded north or east facing sides of Sarasota homes and condos, mildew can collect on both the frames and mesh. We advise on cleaning methods that will not damage the screens and can rescreen sections that have been weakened by repeated pressure washing. If you use your lanai or porch as a primary living area, we can also talk about heavier screen options where kids or pets push on the panels frequently.
Why Sarasota Screening is a smart fit for local homeowners
Sarasota’s mix of coastal breeze, high humidity, salt air, and strong sun can be tough on screens, and the way homes are built here affects what works best. Sarasota Screening focuses on what is typical in this city: block and stucco homes with attached lanais, older aluminum pool cages over concrete decks, and condo lanais that have to stay within association guidelines.
We know that snowbird owners often want their screens secure while they are away, so we pay attention to fasteners and door hardware that need to stand up to months of sun and rain with no one on site. Full time residents care about everyday comfort in peak mosquito season and during no-see-um heavy evenings, so we walk through mesh options that make sense for properties near water or conservation areas.
When you call us, you speak with a team that works in Sarasota’s conditions all year, not a general contractor that screens a porch occasionally. We show up, look at the actual age and style of your building, and recommend repairs or new installations that fit your space and how you use it. Whether you need a brand new pool enclosure, a simple patio screen repair, or a complete lanai rescreen before you come back for the season, Sarasota Screening is ready to help.
